Last month, Compass announced it will merge with Anywhere Real Estate, the second-largest brokerage in the nation by sales volume. This means the following household names will now be Compass:
-
Better Homes & Gardens Real Estate
-
Century 21
-
Coldwell Banker
-
Corcoran
-
ERA Real Estate
-
Sotheby's International Realty
-
Christie's International Real Estate
Why This Merger Raises Serious Concerns
When industries consolidate, choice shrinks. Think Walmart, Comcast, Amazon. Instead of fostering competition, innovation, and personal service, these mergers often shift focus to shareholder value, quarterly earnings, and other Wall Street narratives. In my opinion, that's not what home buyers and sellers deserve.
Compass, in particular, has a history that should give consumers pause. Despite years of rapid expansion, the company had never posted a profit, until Q2 this year. With the merger, they would be taking on a lot of new debt. It's propped up by hedge fund money, which means it constantly needs to grow, acquire, and feed investors.
Many believe Compass operates less like a traditional brokerage and more like a data-collection company, gathering information about home buyers and sellers. That's a very different focus than I have which is to help clients navigate one of the most important decisions of their lives.
Why Red Oak is Different
This is exactly why I'm proud to be part of Red Oak Realty — a brokerage that is:
-
Local - Deeply rooted in the East Bay, and have been for 50 years.
-
Independent - We're not answering to Wall Street. All decisions are made here, by people who live and work in the East Bay.
-
Women-Owned - Red Oak is one of the largest women-owned brokerages in the country.
-
Green Certified - We are certified as a Green Business through the California Green Business Network (CGBN).
-
Focused on Service - At Red Oak, clients aren't "units" or "transactions." You're neighbors, families, and friends making one of life's biggest decisions — and you deserve a brokerage that treats you that way.
What This Means for You
For home buyers and sellers, working with a local, independent brokerage means:
-
You're not caught up in the priorities of a tech behemoth and/or hedge fund.
-
You get personalized, community-driven service from people who know your neighborhood.
-
When transactions get complicated (and they often do), I can call my Broker 7-days a week. Many of my colleagues at the Big Box Brands don't even know who their Broker is, let alone have that level of access and support.
The bottom line? Bigger isn't always better. If anything, the Compass/Anywhere merger highlights just how valuable independent brokerages like Red Oak are. We provide choice, integrity, and service in a landscape that is increasingly defined by consolidation.
I'm grateful every day to be part of a brokerage that puts people before profits, focuses on clients not shareholders, and community before scale.
If you're thinking about buying or selling, now is the time to plan strategically for the market we're heading into. If you want to talk about what this market means for your plans, let's brainstorm. The right preparation and strategy can turn today's market into a successful sale.

These are great, safe ways to celebrate the season right here in town. Hope to see some familiar faces (and costumes!) around the library this month. You can find us giving out sweet treats on the big night with our friends in Sheffield Village. Just look for the tall monkey in the Devo suit!

HOMEOWNERSHIP TIP OF THE MONTH: Tip: Make Your Home Trick-or-Treat Ready (and Safe)
Halloween night is one of the most charming times of the year with a steady stream of costumed kiddos, glowing pumpkins, and a true sense of neighborhood connection. But for homeowners, it's also a night that calls for a little preparation to keep things safe and stress-free.
Start by thinking about visibility and access. As the days grow shorter, make sure your walkways and porch are well-lit, not just for ambiance, but so trick-or-treaters (and their parents) can safely make their way to and from your door. I've witnessed little Supermen, Batmen, and princesses trip on guidewires keeping decorations in place. Replace any burned-out bulbs, sweep away fallen leaves, and fix any trip hazards.
If you decorate, think secure, not just scary. Wind gusts and uneven ground can turn lightweight décor into an accident waiting to happen. Anchor everything well, avoid placing props or support wires where ghosts and goblins will walk, and opt for flameless candles instead of open flames inside jack-o'-lanterns. This keeps things safer and looks just as spooky and festive.
Inside, consider your furry family members. Even the friendliest pets can become nervous with constant doorbells and excited visitors in costumes. Give them a calm space away from the action for the evening.
Finally, a quick curb appeal tip: simple, seasonal décor, like a couple of pumpkins, a fall wreath, and warm porch lighting, feels inviting and looks great in photos.
When the last witch and warlock has come and gone, take a few minutes to tidy up, bring in décor, and swap out those Halloween lights for softer, autumn tones. It's the perfect way to welcome November — and keep your home looking its best for the next season ahead.
INSURANCE
Document Your Home's Condition Before an Emergency/Tragedy.
Most homeowners think of insurance only after something goes wrong, but one of the smartest moves you can make is to document your property before disaster strikes.
Take 15-20 minutes to walk through your home with your phone and record a short video of every room, closet, garage, and outdoor area. Clearly state the date and then narrate as you go, noting any upgrades, appliances, or special features. Then email the video to yourself or store it in the cloud.
If you ever need to file a claim (fire, theft, water damage, etc.), that quick walkthrough can save you hours (days?) of paperwork and help prove the true value of your loss, speeding up reimbursement.
A little time now could mean a lot less stress later.

RESTAURANT OF THE MONTH
Farmhouse Kitchen Thai (Jack London Square, Oakland) A Feast You Won't Forget
Tucked into Oakland's historic Jack London Square, Farmhouse Kitchen Thai delivers an elevated, vibrant Thai dining experience that balances bold flavors, creative presentation, and genuine hospitality. From the moment you walk in, the bright, high-energy and color set the tone and the food more than lives up to the promise.
Standout Dishes That Shine:
-
Hat Yai Fried Chicken This southern Thai-style fried chicken is a must. Crispy on the outside, juicy inside, and served with flaky roti and a turmeric-based yellow curry dipping sauce, it's a perfect appetizer to share.
-
Panang Neua (bone-in short rib) Slow-braised to fall-off-the-bone tenderness, the short rib comes bathed in Panang curry with vegetables and accompanied by vibrant blue jasmine rice. It's rich, comforting, and deeply satisfying.
-
Crab Fried Rice — Light yet flavorful, this dish balances real fresh crab meat and rice in a way that lets the ingredients speak for themselves.
-
Vegan Fresh Rolls — For a lighter start or vegetarian option, their fresh rolls are crisp, herbaceous, and well balanced (with tofu, bean sprouts, mint, and vermicelli A great way to showcase their care for fresh ingredients.
-
Volcano Cup / Volcano Noodles — If you're up for bold heat, this dish is theatrical and fiery, delivering a memorable spicy kick (arrive with a glass of Thai iced tea ready!).
The Experience
Service here walks the line between polished and warm staff are friendly, attentive, and knowledgeable about spice levels and menu options. The ambiance is lively without being overwhelming, and the decor (bright accents, Thai touches) adds to the sense of something special. There's an outdoor space to enjoy if the weather cooperates.
Farmhouse fully leans into being a "Thai New Generation" restaurant, not just recreating the standard dishes, but pushing them creatively while honoring tradition.
If you're in Oakland or visiting the Bay Area, I can't recommend this place enough. Whether you go for the Hat Yai Fried Chicken, dive into the Panang Neua, or explore the spicier options, every dish makes the trip worthwhile.
PICKLEBALL TIP OF THE MONTH: Don't cross live games
No matter how eager you are to jump into your next match, remember this golden rule: never cross a live game.
If a rally is in progress, stay put and well off their court until the point is over before quickly walking behind or across the court. Quickly so they can start playing again as soon as possible so as to not lose their rhythm. It's not just about courtesy, it's about safety. I've seen many near collisions caused by people not paying attention to this.
Good sportsmanship starts before you even step on the court.
MOVIES/THEATRE/TV
I didn't make it make it to a movie theater this month and didn't really watch much television other than Jimmy Kimmel Live and The Late Show with Stephen Cobert. We did watch the season premiere of Saturday Night Live and were underwhelmed. Some seasons start slow. One show we did enjoy was The Twisted Tale of Amanda Knox on Hulu.
The new Hulu miniseries revisits one of the most talked-about true crime stories of the past two decades and it's surprisingly thoughtful and well done. Instead of sensationalizing the case, it digs deeper into how the media frenzy shaped public perception and explores what it means to be caught in the global spotlight.
The performances are excellent, the pacing tight, and the storytelling balanced and compassionate. The wonderful acting was highlighted by Grace Van Patten (yes, of those Van Patten's) as Ms. Knox. Whether you remember the original headlines or are coming to the story fresh, this series manages to be both gripping and humanizing.
Highly recommended for fans of true crime who also appreciate strong writing and nuanced storytelling.

MUSIC
Last month I caught Stiff Little Fingers live at the Cornerstone in Berkeley with my friend Michael, and they were every bit as fiery as when I first heard them in 1981. Their album Go For It was the first Punk Rock album I remember anticipating its release since falling in love with the genre just a few months before. The Belfast legends tore through classics like Alternative Ulster and Suspect Device with the same energy and conviction that first defined their sound in the late '70s. They were the first Irish Punk Rock band to release a record.
What struck me most was how timeless their messages still feel, songs about personal and social frustration, anti-fascism, and political resistance that resonate just as strongly today. The crowd was a mix of mostly old punks (like me) and a few new fans, most singing along in unison. It was one of those nights that reminds you how music connects generations and keeps our spirits young.
Berkeley was the perfect backdrop, a city that's always had its own rebellious streak. Walking through downtown after the show, I couldn't help but think how much I love being part of a community that celebrates both history and change, in music, culture, and even real estate.
